The Site

Churchill Living is progressing proposals for the redevelopment of two vacant buildings on Church Lane, Horsforth (LS18 5LA).

The site occupies a prominent position on Church Lane and on the corner of Church Avenue. It is, immediately adjacent to Horsforth Library and opposite St Margaret’s Church of England Primary School.

About the Site

The former Horsforth Clinic closed in 2024, following NHS England’s decision to relocate healthcare provision to other facilities in the local area. The site has therefore become vacant and its owner, NHS England, has deemed the site surplus to healthcare requirements and is looking to sell the site for redevelopment.

The nursery closed in December 2025 and the building has remained vacant since.

The site is accessed from an existing point off Church Lane, which the proposals retain. The surrounding area is a mix of residential and civic uses including a primary school and Horsforth Library.

A sustainable location

The site is located in a highly sustainable part of Horsforth, with excellent access to a wide range of everyday shops, services and community facilities.

Town Street offers an array of independent retailers, cafes, restaurants and traditional pubs, along with a monthly farmers’ market. Horsforth Library sits immediately adjacent to the site, and everyday healthcare, including GP and pharmacy provision, is available locally.

The site is well served by public transport. Frequent bus services along Town Street and Church Road provide direct connections to Leeds city centre and surrounding areas, and Horsforth railway station approximately a mile from the site on the Leeds Harrogate York line offering regular rail services into Leeds and beyond.

A number of leisure and recreational destinations are also within easy reach, including Hall Park and the wider green spaces and countryside for which Horsforth is well known, offering opportunities for walking, outdoor activity and social engagement.

Overall, the site is positioned within an established residential area that benefits from excellent access to shops, services, healthcare, green spaces and public transport, making it a highly sustainable and suitable location for a retirement living development.
